The Rainy River area is famous for agriculture, logging, and winter and summer recreation. Fishermen from all over the world take in the many fishing tournaments that are held in communities and resorts in the area. Crystal clear lakes are a short drive away from the property, and the farm itself is on prime river front land on the historic Rainy River.

The Rainy River is wide, and clear, and is on the Ontario and Minnesota border, so you are in reality only minutes from the U.S.A.

Major cities are located approximately three and one half hours away – Thunder Bay, Ontario to the east - Winnipeg, Manitoba and Grand Forks, North Dakota to the west - and Duluth, Minnesota to the South.

The farm and Purity Seeds Limited are located two miles south (on Highway 602) of the town of Emo, Ontario and 30 miles South of the 49th parallel. Emo is a thriving community of 1300, with great shopping, schools, recreation, a new hospital and senior’s residence, as well as three full time doctors in a modern clinic. Its scenic main street faces a riverfront park overlooking the beautiful Rainy River. The Agricultural Research Station at Emo is a well-respected asset to the area.

Fort Frances is twenty minutes to the east, and boasts numerous cultural, recreational, shopping, and business opportunities, as well as a large regional hospital and a community college.

Purity Seeds Limited is a Seed and Farm Supply outlet, growing much of its own products. It is the only Agriculture Canada authorized seed cleaning facility in Northwestern Ontario, and provides certified seed to farmers in Ontario, Minnesota, and Manitoba. As well as processing its own certified seed and the seed of several contract growers, Purity Seeds Limited markets Hyland Seeds of W.G. Thompson and Sons Ltd. of Blenheim, Ontario. It would be ideally suited for a family run operation.

Areas of expansion being considered are marketing rights from Federated Co-operatives Ltd. to market their farm supplies. Purity Seeds is also poised to expand its pesticide application business for both agricultural and industrial sectors. It is the only Phase Three qualified retail outlet for agricultural chemicals in the Rainy River District.

Purity Seeds Limited produces certified GMO and non-GMO soybean seed as well as cereal crops. Purity Seeds Limited is also involved in the promotion of the area for high value seed crops that require increased amounts of isolation.

The farm itself is approximately 400 acres, 220 under cultivation; all 220 acres are systematically tile drained, and 160 acres wood lot. There are presently two 30 X 100 feet tarp sheds for grain and equipment storage, and 14 grain bins with a capacity of 18,000 bushels. The fertile soil is mainly clay loam, with some sandy loam, with gentle slopes. Rainfall is approx. 18 inches or 45 cm. per growing season with 2,700+ heat units. Winters have a snowfall average of 35 inches or 90 cm. There are rarely windy days, because the area is heavily sheltered with woodlots. A pretty brook winds through the woodlot on the north side of the lane, and there is a plentiful supply of clean, good water in the 55 foot drilled well.

The house is two storey, 3 bedroom, 1100 square feet, 1-1/2 bath with a full basement. It has new insulation, siding, windows, doors, and shingles. An extra large, attractive deck is welcoming at the front and back doors. A new septic system and electrical system have been installed. The house is well kept with a bright and cheery kitchen.

The farm lends itself to a family-run operation that would allow the upcoming generation to earn equity in the business. The area strongly supports family values and there are wide-ranging cultural and recreational activities available, such as local symphony, drama and art clubs.
